Assessment task details and instructions

You have been instructed by ABC Investments to advise on the market value of a 20,000 sq/ft industrial unit located in Trafford Park. You will need to provide a valuation report compliant with the RICS Valuation – Global Standards 2020 (Red Book) as they would like to purchase the unit as part of a property portfolio. Your client has instructed you to provide two valuations, one using the conventional method of investment valuation and one using the contemporary short-cut DCF method.

You should ensure that you address all headings in VPS 3 of the Red Book, you should also include a full list of comparable evidence used and justify any adjustments you have made.

Module Aims

1. To develop the understanding application of the 5 conventional valuation methods: comparable, investment, residual, profits and cost.

2. To understand and competently use Parry’s Investment Tables within a variety of valuations.

3. To provide advice to clients based on the various methods of valuation studied

4. To competently undertake leasehold valuations

5. To competently undertake surrender and renewal calculations

Your brief should be no longer than 3,000 words in length (+/- 10%).

Any words in excess of these amounts will not be penalised but will not be considered for marking.

The title page, “In-text references” and the reference list/bibliography are excluded from the word count.

You must clearly state the word counts used in your assessment at the end of the reference list/bibliography.

Feedback arrangements

Formative feedback is available throughout the module – formative feedback is helpful to enable you to develop your academic writing and presentation skills. Please note that you must email your tutor to arrange an individual appointment.

You can expect to receive feedback on your final submitted assessment within three weeks (21 days) of the assessment due date (holiday periods excluded) - Friday 30th April 2021

Feedback will be in a written format, identifying marks awarded against each of the areas identified in the assessment. The feedback will be posted via Blackboard.

Reassessment

If you fail your assessment, and are eligible for reassessment, you will need to resubmit on or before 4pm, Friday 30th July 2021 (to be confirmed). You will be asked to resubmit the same piece of work unless advised otherwise. For students with accepted personal mitigating circumstances, this will be your replacement assessment attempt.
